The hotels announced for sale in the public register of the Chamber of Private Bailiffs at the beginning of the year reached thirty. The initial tender prices ranging from BGN68 thousand to over BGN20 million. Geographic objects are all over the country, but most of them are those in Sveti Vlas seaside resort and four – in Sofia.
The most expensive hotel, which is available at the moment is Luna, located in the Golden Sands resort. The price of 23 million was determined by an expert for the storey building, but the auction starting price is just over 20 million, or 75% of the market value. The total area of the building is over 2,400 square meters, and it has an outdoor pool and 10 parking places plus a separate administrative and office building.
The second place in terms of price is held by the Klisura hotel located in Sunny Beach – with its five floors and 425 square meters of floor space. The bidding will star from BGN6.2 million, but since this is the second sale, the price is 80% of the originally scheduled.
In Sofia, an auction is awaiting the famous Bozhur hotel, whose starting price together with the adjacent garden of 36 acres is 5.6 million. Only the hotel part of the facility has an overall area of 2,518 square meters and the building has three floors.
Entire 2011 showed little interest in the hotels offered by private bailiffs, insiders comment. According to experts, the sector lacks foreign investors that could buy and develop these sites while Bulgarians a weary of investments of that scale. The forecast for 2012 is that the tenders for hotels with prices from BGN200 thousand to BGN1 million will be doubled. According to unofficial information there are about 50 cases to satisfy lenders brought against hoteliers and probably at least half of them will be solved positively for the creditors in the next two to three months. But the likelihood of such an asset being sold at the first auction for the highest possible price is low. More likely for these hotels are to appear at further bids, their price being reduced by at least about 30% of the initial, as comment representatives of bailiffs
